BS5837 tree survey
A BS5837 survey, the British Standard for 'Trees in relation to design, demolition and construction', is what City of York Council and the surrounding North Yorkshire planning authorities ask for whenever a development sits near existing trees. Extending a house, adding a driveway, putting up an outbuilding or a new build within reach of a tree's canopy or roots will often carry a planning condition requiring one before or alongside the application.
The survey itself means measuring and assessing every tree on or near the site, height, spread, condition, and a BS5837 category from A (high quality) to U (remove regardless), then producing a tree schedule, a Tree Constraints Plan showing Root Protection Areas, and usually an Arboricultural Impact Assessment setting out how the development affects the trees. Where work has to happen close to a retained tree, a method statement covers how it's done without harming the roots.
Surveys start from around £295 for a straightforward site and are usually turned around within a couple of weeks, so it pays to book ahead of a planning deadline rather than after one.
